This does seem like a solid deal for this area, but i think your decision will depend upon how you feel about this particular property. While the obvious risk involved in making/delaying a purchase is the price going up/down, the other risk is what if this offer disappears and is replaced by a different property... would others in the area work just as well for your plans? Are others better/worse located?
