This is a new PL property for Roswell.

Bid history: Started bidding in high $40s, then $50s with no luck. Due to limited rebid options, couldn't do my usual extensive incremental bidding process. Used spouse's info after exhausting my own and lucked up with this.

Comps: Nearest comp was in high $60s on HW. This La Quinta runs an unbelievable >$120/nt, even if it is a new condition hotel!

Having now stayed there and looking back, this hotel was a good deal for this area/town. Options were very limited and a good deal tough to come by. HW only lists three hotels and PL only has two or three too it seems.

Worth noting: Due to rowdiness problems experienced throughout the night with the room above us, we wound up being comped for the full PL price paid (a refund which was a hassle itself in getting accomplished, since the GM of the hotel apparently never followed up with PL to effect the credit back to the card). Hotel staff was pleasant and apologetic about the incident though. The hotel was on the north side of the New Mexico Military Institute and a football game had just finished next door as we were checking in that evening. Consider whether you really want to stay in a "military hotel" since they tend to have issues like this.

Lastly, once in a while a hotel will accidentally give a copy of their receipt, which usually reveals the deal they have with either HW or PL. In this case, I was provided a receipt upon request (as I was checking out) to prove my balance would be zeroed out. The receipt I was given showed this, which may help us better understand the behind-the-scenes pricing used:

Rm: 2## CTI - CTI VP Disc $59 ($1 less than I bid, interesting)

Tax - Occupancy - City $ 2.95 (5%)

Tax - Occupancy - State $ 4.13 (7%)

Total $66.08

Thus, the difference of roughly $9.01 (~15.3%) is apparently PL's fee in this instance, which has always been the rule of thumb I've employed in knowing that PL'd fee usually "doubles" the occupancy taxes (which typically average ~14% most places).
