The only hotel listed on Better Bidding for this zone for 3* was Phoenix Inn Suites. So was surprised, disappointed when this was the result. Oh well, I fully understand no guarantees - now you can add this one to your list.

The property does get a 4/5 overall on tripadvisor, so hopefully it will be better than expected and work out okay for your travel plans. In the future feel free to ask the board for help before your purchase as we may able to confirm what you think you may be about to purchase or suggest other possible outcomes that you may not have otherwise considered.
