I'm sorry to say that a 3* property with this amenity combo has not yet been reported/ID'd to the board.

 

I know this area well. And the property you look at has a 2.5/5 TA rating and I would suggest that you look for something different. Also have in mind that the European star ratings are more generous than in the US.
