The Theater District is the renamed Downtown-West Loop zone. This listing has not yet been ID'd, and I'm not sure what this property may be, as I thought it may be the Travelodge or Congress Hotel, but neither appears to fall within the zone. I'd be pretty concerned about the listing, which gets a 3/5 tripadvisor rating (which is pretty negative for tripadvisor) and 70% approval rating.

The Mag Mile-River North area listing has not yet been ID'd/reported to the board, but my guess is that this may the Best Western River North, as that's one of the only a few properties in the downtown area that offers free parking. I initially thought it may be the Red Roof, but that doesn't offer free parking.

There is no guarantee as to the specific bedding, but if a hotel would have to ensure bedding for four and two, it would likely be preferable than giving two rooms that offer bedding for four.

Additionally, the Mag Mile-River North has not yet been ID'd/reported to the board - I'd guess it may be the Best Western. Additionally, in general, that area (Mag Mile-RN) would be preferable to the other listing.

If I book two rooms for 6 people, do you think it will be a room of 4 and a room of 2 ?

If you want at least one room to accommodate quad occupancy (as opposed to 3 per each room) then i'd add a child or two to your reservation and see if the price (and offer) remains the same... this should give you each room for quad occupancy.
