Trying to get a 3.5* hotel in Tempe-ASU area

Any ideas what hotels can be in this rating. Am slightly confused since 3* Tempe-ASU hotel is more expensive this one.

Unfortunately, this property has not yet been ID'd/reported to the board. It's not uncommon for a 3* to be more expensive than a 3.5*; hotels decide their rates independently and rates are not adjusted to compare to prices for other star ratings.

The set of amenities is a match for the Sheraton Phoenix Airport, so that would be my guess. Hotwire moved the boundaries for the Tempe-ASU and Phoenix Airport zones twice in the past few months; the zone in which the Sheraton was located changed both times as a result. After the latest change, the hotel was incorrectly placed in the Chandler-South Tempe zone on the hotel list.
