Small rooms are common in NYC - smaller than 200 sq ft (150ish) is not uncommon, even at the 3.5-4* level.

Right, the hotel was built in 2013 so it can not possibly be old. We must have a room larger than 200ft (ideally 250ft), and then we want it to be close to midtown or downtown, our budget is $250 pre-tax.

 

We are going to stay in May. Should we wait and see if there will be better offer? Now it seems impossible to find one below $250 that will also meet our needs. But meanwhile I also worry that since mid-May is close to graduation, the hotel prices may rise.

If room size is a need, rather than a want, then i would book a named hotel and room type that meets your requirements (pleas use our sister site MAPS and HOTELS.com to do so).

If budget/saving money is ultimately more important than room size, then what is the room rate of the 3.5* PRICELINE EXPRESS offer (i may have missed it if it's listed above) and what is it that you would be looking for in a hotel that would classify it as 'better' in your view?
