I was targeting the Marriott-Amherst, started with $ 48 and increased to $ 60 without luck or counter-offer. Maybe better wait for a last-minute-deal ?

Rates don't appear to be too high for these dates, so i would continue to try once a week or so for the next few weeks... not necessarily wait until too 'last minute'.
