Times Square Rock center Chelsea Empire State MSG max bid probably $210 to stay under $250 all in

any thoughts on where to start the bidding for a 4 or better in those zones?

I am looking for a 4* or better in Rock center, Times Square theatre district or central Park South. I am not opposed to other central areas. I am trying to stay under $250 a night including tax. Is that realistic? Internet is a must. Any help you can give will be greatly appreciated.
