Priceline Hotel: Rome - Help for Oct 2012

I am visiting Rome from 10/4-10/6/2012. For the 5* hotel in Veneto Ville Burghase, Spanish Steps, Coliseum & Piazaa Nevono, I tried from 180 USD to 278 USD with no luck. Any tips whether I should wait for another week in my price range and I could get lucky OR do I have to break the 300 USD barrier to get hotel in that date range?

Any tips will be appreciated.. I see that someone got Westin for 232 in late october.
