Need clarification on hotel in the Priceline offers listing, Cocoa Beach_Merritt Island(Cocoa Beach)

2.5 star La Quinta Inn included in the compilation of hotels.

Wondering if this is
La Quinta Inn and Suites, 1 Hendry Ave
or
La Quinta Cocoa Beach, 1275 N Alantic Ave?

On PRICELINE the La Quinta shown is the one on Hendry Ave.

On HOTWIRE i'm guessing the 2.5* is the La Quinta (N. Atlantic Ave) downgraded to the 2.5* level from the last reported 3* level. The 3* is a match for the Holiday Inn Express so that would be my best guess for this one.

I am still undecided as to where I will be staying, since it's not til next summer. Will update when I book.
